UAE Developer Ardee Commences Construction on $545 Million Fairmont Al Marjan Island Project

The UAE-based real estate developer Ardee has officially initiated construction on its AED2 billion ($545 million) Fairmont Residences Al Marjan Island and Fairmont Al Marjan Island Hotel, representing a significant development in the waterfront real estate sector of Ras Al Khaimah. This project marks the first phase of Ardee's comprehensive masterplan for Al Marjan Island. The groundbreaking ceremony, which took place recently, signifies the commencement of construction for one of the most eagerly awaited waterfront developments in the region. Following the successful completion of preliminary works, the project has now entered the piling phase, a crucial milestone in the construction timeline. With full site mobilization in progress, the development will cover nearly 1.2 million square feet of gross floor area, incorporating both hotel and residential elements. The piling work is expected to be completed by April 2026, after which the project will move into the main construction phase. As the inaugural project within Ardee's expansive 5.6 million square feet Al Marjan Island masterplan, the Fairmont Residences and Hotel aims to establish a standard for design, quality, and lifestyle aspirations for the area. The development will feature 519 branded residences and townhouses, four exclusive sea villas, and a 250-key integrated hotel, with an anticipated completion date set for 2028. Residents will enjoy the luxury hospitality services provided by Fairmont, alongside resort-style amenities. These will include private beach access, advanced fitness facilities, separate pools for families and adults, curated dining and social spaces, wellness and entertainment options, as well as direct access to the adjacent Fairmont Al Marjan Island Hotel.
