Much of the housing on Hudayriyat is positioned in the luxury market, which enhances Abu Dhabi's premium real estate appeal but may restrict the island's potential as a socially inclusive urban district in its initial phases. Ensuring public access to beaches, trails, and sports facilities will be crucial in determining how inclusive the project becomes over time. Timing also plays a critical role in this development. Reports indicate that UAE non-oil private-sector growth slowed significantly in March, affecting sectors such as tourism, retail, and logistics. In this context, projects like Hudayriyat are strategically important, as they are expected to attract visitors and investment during favorable periods while helping to maintain momentum during less predictable times. The calendar of sporting and public events on Hudayriyat Island emphasizes its role in the community. The island has hosted and plans to host significant activities, including the Hudayriyat Corporate Games and world triathlon routes, reinforcing its identity as an active-living district rather than a conventional resort.
